Here’s what most people don’t realize: when you apply at a bank, you’re only finding out if you qualify for that bank’s programs. One underwriting box. One set of guidelines. If your file doesn’t fit neatly inside it, you get a no — even if you’re a perfectly good borrower for a different loan program down the street.

A mortgage broker doesn’t work that way. I have access to dozens of lenders and loan programs, each with different guidelines for credit, income documentation, and debt-to-income ratios. When one lender says no, that’s data — not a verdict. It just tells me where not to send your file next.

The Three Most Common Reasons for Denial (And What Actually Fixes Them)

“Your credit score is too low.” Banks often have rigid score cutoffs baked into their own overlays — restrictions stricter than what the actual loan program requires. There are lenders and programs built specifically for scores that don’t hit a big bank’s arbitrary line.

“Your debt-to-income ratio is too high.” DTI isn’t one fixed number — it changes based on loan program, compensating factors, and how the loan is structured. A different program or a restructured loan can bring a “denied” DTI into an approved range without you paying off half your debt first.

“You’re self-employed and your income doesn’t qualify.” This is the one that frustrates good borrowers the most. Traditional underwriting wants two years of tax returns showing steady, provable income — which punishes business owners who write off expenses aggressively (smart tax strategy, bad mortgage optics). Bank statement loan programs exist specifically to qualify self-employed borrowers using actual cash flow instead of taxable income.
